UBS - range issue?

I am in the process of making my dumb doorbell smart. All is working as expected; I have the old push button connected to the input 1 of the UBS, the output is switched every time I push the button. I also set then UBS to 'normally open' via parameter 3.

Unfortunately, the z-wave part is not working. If I push the bell button - which triggers output 1 immediately - the status in my controller (Homey) stays 'open'. I have replaced the power supply with a stronger one (12v / 1A) but the problem remains.

In my z-wave mesh I see the sensor, and also see that it hops via other z-wave nodes. The distance between the UBS and the first node is less than a meter. Homey is at approx. 3 meters. I do see tx errors with the UBS, but that seems so odd with the controller in reach. 

What could be wrong that results in communication errors?
