What the reason that you have decided to use roller shutter?

According to schematic, the gate could work in cycle mode - Open-Stop-Close-Stop.

In this case you  just need to close contact as below

What did you mean by old circuit with key fob?  I believe it's not Z-wave key fob, right?

The Roller Shutter 3 will do the same... depends on your gate feature, it might to stop the gate at any point, that's all.

May I ask - what not convenient?

Same was in my case... have assembled door sensor at the side of the gate.

An excellent feature if the gate is open, to close the gate at night automatically or when no movement detected in home (in my case 40 minutes).

Kids leave the gate open when go out.

Another suggestion to assign lamp in home for monitoring and indicate the gate status or to send notification (email or pushup)

You'll have same problem with Roller Shutter, because the gate could be closed/open by what you called factory control (probably remote control or/and an addition manual switch on the wall)

As I suggested please connect door sensor to the gate and all your problems solved. You'll be able to write a scripts based on sensor status.
