Okay, I think at the end of the line you limit yourself quite a bit in the possibilities. Perhaps you should look for it in the really professional corner.

Homey for example. I wouldn't choose that. I read too many problems about it, especially now that they go "cloud only" ... no not my choice.

Then there are a few left, they are all linux based. All linux based. So you need your own server, and install the software.

 

So, I think you better outsource the whole thing.

Sure, I agree with you there. But it's still linux.

And if you are not already doing that as a hobby. And as he says it cannot be maintained by "others".

Then I think it is indeed not the right choice.

Add a roller shutter 3 and its good to go as native zwave.

 

I have Unifi also, there is info on here about how to setup wifi presence (eg to create a welcome home scene when your phone connects to wifi)

 

Fibaro will meet all the requirements you listed (robust, no cloud etc).

 

As for wall switches, I found selection difficult but there are some options out there depending on your country.  To allow both automated and non automated devices, Look for a switch brand that does both "bell press" and push on-push off switches in the same style. Clipsal in Australia does a couple of styles.

 

Zwave will be useful for your thick walls, given it's repeater function.

 

You can integrate to your alarm system using a smart implant, for turning alarm on and off.

 

You've done a trial so you know how the system works...take the plunge!

    Yes I guess will probably go with Fibaro and maybe not even bother with blind integration at the moment. Thanks for all the suggestions.

    Ahh OK will probably be back then in 6 months when we get the house built to see how I do that - maybe by then there will be new integration options to look forward to!
